Is Lucky Duck Home Buyers a real estate agent?

No. We’re not agents and we’re not listing your house. We’re a home-buying company — when it’s a fit, we buy properties directly. That means no commissions to us for a sale.

Are you a law firm?

No. We are not a law firm and we do not provide legal advice. If you need legal advice, please talk to a qualified attorney or a HUD-approved housing counselor.

Can you stop my foreclosure?

We can’t promise to stop a foreclosure — no honest company can. What we can do is review the property and discuss whether selling is a practical option given your timeline. The earlier you reach out, the more room there usually is to consider options.

What if my sale date is soon?

Contact us as soon as you can. Foreclosure timelines vary by state, and the sooner we can look at the situation, the better we can tell you whether we’re able to help.

I got a notice — do I have to move out right away?

Usually a notice is the start of a process, not the end, and the timeline depends on your state and the type of notice. People often have more time than it feels like in the moment. We’re not attorneys, so for what your specific notice means, read it carefully and consider talking to the sender or a HUD-approved housing counselor. If selling becomes part of your plan, we’re glad to talk it through.

Will selling affect my credit?

We’re not credit or financial advisors, so we can’t speak to your specific situation. In general, a notice and the missed payments behind it are separate things from a sale. If you’re weighing a sale as one way to resolve a debt, we’re happy to walk through it — and to point you toward a HUD-approved counselor for the financial side.

Can I still sell if there’s a foreclosure or other notice on the property?

In many cases, yes — you typically still own the home until a foreclosure or other action is finalized. Whether a sale actually makes sense depends on the numbers and your timeline, so reach out early and we can look at it with you. We won’t promise an outcome, but we’ll be straight about what we see.

Will my neighbors find out?

Working with us doesn’t involve a yard sign, a public listing, or strangers walking through for showings. Some legal notices do become part of public county records, which is outside anyone’s control, but the conversation you have with us stays private.

Do I have to sell my house?

No. There’s no obligation. We’ll review the situation and share what we see. If selling to us doesn’t make sense for you, that’s a completely fine outcome.

Do you buy houses as-is?

Yes. You don’t need to repair, clean out, or stage anything. We’re used to properties that need work.

What kinds of properties do you buy?

Single-family houses in a range of conditions and situations — vacant, inherited, tenant-occupied, behind on payments, in need of repairs, and more. If you’re not sure, just ask.

Do I need to make repairs?

No. If we buy the property, repairs are our responsibility, not yours.

What if the house has tenants?

That’s okay. We can buy occupied properties, including situations with difficult tenants. Let us know the details.

What if I inherited the property?

Inherited houses are one of the most common situations we help with. We can talk through selling as-is so you can avoid repairs, cleanout, and a public listing.

What information do you need from me?

Is there any obligation?
